Mortgage Pre-Approval
Before the house hunting process begins, you can save time and energy by getting a mortgage pre-approval. A pre-approval will help determine the price point of homes we can shop for allowing you to focus on finding the right home within your budget. This will also allow you to secure a mortgage rate for a period of time, which can help protect yourself from rising interest rates.
Creating Your Wishlist
It’s time to find your perfect home, whilst exciting, It can be overwhelming. With so many properties to choose from, you need to narrow down what it is you’re looking for. We suggest making notes to determine what you are looking for in your new home and prioritizing what is important such as location, size, style, bedrooms, bathrooms, features, etc.
Home Search & Showings
Once we have your wish list, the Sach Group will take care of the home search for you. We will cater our search to your criteria and send you listings that match your needs and wants. From there we will arrange showings for you to view the homes and find the one that most fits your needs.
Making an Offer
Once we have found the home you wish to pursue, the offer process begins as well as the negotiations. During this stage we will identify the market value of the property and use any data points and various negotiation strategies to get the offer accepted for the best possible price. In most cases, the offer will have “subjects” as explained in the next step.
Subject Removal
Subject removal is the real estate process in which buyers perform due diligence on the conditions that were offered in the original contract. We will work closely with you to navigate through this process to ensure all necessary steps are taken. Once confirming all of the conditions have been satisfied, the buyer would then “remove subjects”. At this point the deal is firm and the buyer is committed to purchasing the home.
Closing the Deal
Here, you will be signing the necessary paperwork required to complete the purchase of your home, including any mortgage documents. This will take place at a lawyer or notary office a few days prior to the contract completion date. Typically the possession day is the day after completion, upon which you will receive the keys to your new home!
